Yes, all residents are required to have a current renter's insurance policy.
There is not a standard monthly fee other than rent. Some servicessuch as parking, pet rent, or storagemay carry an additional monthly charge if you choose them. For the most accurate and up-to-date information, please refer to the Floor Plans page and Lease Cost Calculator, or contact the Leasing Office.
We offer a variety of lease terms and sometimes offer discounts for longer terms. While rent cannot be paid for a year in advance, you can set up automatic monthly payments on our resident portal. Please contact our leasing office for current offers.
No, tours are completely free. Please contact our leasing office to schedule a tour.
Yes, we have a resident referral program. Please ask us for our current referral program details.
Rent is due on the 1st of the month, every month. We offer recurring online payments you can set up on the resident portal by bank account or credit card, as well as one-time payments. You can also pay with the Walk-In Payment System at participating CVS or Walmart locations.
The system will create an online account for you, so once you become a resident, you will already have access to online payments and maintenance requests. Prefer a hard copy? Please contact the Leasing Office to obtain a PDF application and Rental Criteria form or visit us in person. We need a signed Rental Criteria form, completed application, copy of your photo ID, and proof of income. Upon approval, we collect a First Months Rent Deposit, applied to your first months rent. Applicants using a housing voucher follow a separate process and are not required to pay this deposit.
Application approval times can vary, but generally you can expect a response within 4872 hours after submitting all required documents. Delays may occur if additional information is needed.

Rent can be paid online through the resident portal with manual or automatic payments, or through the Walk-In Payment System (WIPS).
We perform a credit check through a rental risk assessment system, a criminal background check, and a sex-offender check. All must meet passing standards for approval.
Please refer to your lease agreement for details regarding early termination fees. We are happy to answer any questions you have about breaking your lease.
After approval, we ask for all move-in costs to be paid within 72 hours in certified funds (bank check or money order). This cost will include your prorated first month's rent (you can move in any day of the month!), a key and lock fee, and prorated extra fees (parking and/or pet) if applicable. We no longer require a holding deposit at the time of application.
You are responsible for electricity, water, and sewer.
Subletting is not allowed per our lease agreement.
Amenities
The property has 2 clubhouses, 2 rooftop decks, 2 fitness centers, 2 business centers, a grilling area, and a dog park.
Yes! One parking permit is included with each apartment. Additional spaces, reserved parking, and garage parking are available at additional cost.
Each apartment is fitted with an in-home washer and dryer.
We include a stovetop, oven, dishwasher, and microwave.
Yes, we partner with a furnishing company to offer fully furnished apartments for an additional cost. Please contact our leasing office for availability and pricing.

We have package rooms on site for deliveries.
The fitness center is open 24 hours a day, 7 days a week for the convenience of our residents.
We have treadmills, ellipticals, exercise bikes, free weights, dumbbells, weighted balls, and yoga equipment.
We ask residents to respect quiet hours from 10 PM to 7 AM. There are no additional fees for using any of our amenity spaces.
Credit Score
If your score is near our standard, you may be approved with conditions. If so, the Leasing Office will notify you of next steps. Scores below the minimum are declined.

Extra Fees
All amenities and services are included in your rent. Parking, storage, and pets, if applicable, are an extra monthly charge.
Location
There is a bus stop near our property and the Lawrence Bus Station is within walking distance.
We are within walking distance of the Lawrence Heritage State Park, as well as many restaurants and shops in downtown Lawrence. We are a short drive to the shops on the 213 loop in Methuen.
Good news! There is a dog park located right on the property.
We are close to the future Lawrence Rail Trail.
There are many places to shop at The Loop in Methuen as well as delightful stores in downtown Lawrence.
Three great coffee shops are about a quarter mile away: Lu's Cafe & Bakery, La Grekka Cafe Art & Lounge, and Jessy's Place Cafe.
We are located right on the Merrimack River, very close to Lawrence General Hospital and just across the river from the New Balance Factory Store. We are within walking distance of many great shops and restaurants in Lawrence.
Maintenance
Our professional cleaning and maintenance team will ensure your apartment is in top condition, with all appliances checked and working, fresh paint, and a thorough cleaning.
Yes, we have a dedicated on-site maintenance team available Monday through Friday for regular issues and a 24/7 maintenance line for emergencies.
You can submit a maintenance request through our resident portal or contact our leasing office directly. We aim to address all requests within 48 hours and will keep you informed if this will take longer.

It's up to you. You can choose to be present or provide permission to enter your apartment in your absence. We will follow up to confirm we were there and the work that was done.
If you're locked out during office hours, stop by the leasing office. After hours, call our emergency maintenance line.
Yes, we encourage you to make your apartment your own. Mounting items on the wall is allowed. However, please avoid permanent alterations or damage.

Yes, there are breed restrictions. Restricted breeds include: Akita, Alaskan Malamute, Bull Mastiff, Chow, Doberman Pinscher, German Shepherd, Great Dane, Belgian Shepherd Malinois/Malamute, Caucasian Shepherd, Husky, Pit Bull Terrier, Rhodesian Ridgeback, Rottweiler, St. Bernard, Staffordshire Bull Terrier (American Staffordshire Terrier), and Wolf Hybrid. A pet addendum is included in our lease agreement and must be signed.
